The top 3 lessons from my billionaire mentor.

Here are 3 lessons I will share from one of our discussions:

- Clarify your goals and ruthlessly pursue them. Embrace the fact life is ups and downs. You must be focused on your vision and almost delusional in your belief to the point where you create reality as opposed to being subject to reality.

- You will lose and fail. As you rise, if you don’t find yourself on the verge of collapse, you aren’t pushing as hard as you can. If you want to break beyond the limits, you must be willing to face the edge of the world. This is especially important as a young entrepreneur. Don’t hold onto what little resources you have like a squirrel and expect to rise to greater heights. To rise to new levels means to cut the baggage. This doesn’t mean to actively fail; more so a matter of being willing to accept new challenges that could result in downfall or new found success. Toss the coin.

- Surround yourself with great people. In business, fill your weaknesses. In personal life, associate with people aligned with your vision and who can propel your success. You don’t need to discard relationships; those who do not walk your path will find their own. Your energy and focus should be on creating opportunity and abundance, not burning things to the ground.

So answer these questions for yourself…

How clear are your goals and how willing are you to sacrifice what you have to achieve them?

When was the last time you found yourself with no back up plan? Had your back against the wall? Do you burn the boats?

Who were the last 5 people you had contact with? Do any of these people serve your purpose?

Your answers to these alone can determine the level of success you will achieve.

Don’t Let a Bad Lease Kill Your DEAL

One of the biggest silent killers in small business is a bad commercial lease. If you’re buying a business that operates from a fixed location... like a doctor’s clinic, watch repair shop, salon, or massage studio - the lease can determine whether the business thrives or bleeds cash.

If you don’t understand the lease terms, you could lose thousands in operating costs and even millions in enterprise value when you sell the business.

Here are 3 lease tips every small business buyer should know:

1. Negotiate long lease terms
Landlords usually prefer long-term tenants, so use that to your advantage. A long lease with options adds real value to the business when you sell, because buyers want security of location.

Quick story: one of my business partners once entered a long-term lease where the landlord paid him $2M just to sign it. The landlord did it so the building could be sold at a higher valuation.

2. Watch the ratchet clause (rent increases)
Always negotiate rent increases as low as possible. Avoid CPI-linked increases where possible.

For example, instead of being exposed to 4–7% annual increases, negotiate something fixed like 2–2.5% per year.

Over a long lease, that difference can save tens or hundreds of thousands of dollars.

3. Know what the landlord must maintain
In Australia, landlords must provide a disclosure statement outlining important lease details. They are also responsible for maintaining their fixtures, fittings, and installations.

Yet many tenants end up paying for things like:
• Air conditioning repairs
• Structural issues
• Roof leaks

If the landlord owns it, it’s usually their responsibility.

These three things alone can make a massive difference to your profitability and the value of your business.

And honestly... this is just the tip of the iceberg when it comes to buying businesses the right way.

Always require a 10-year minimum lease.

Banks tie loan terms to lease length.

A 7-year principal and interest loan requires at least 10 years remaining on the lease.

You want the longest possible term.

A junior relationship manager has no sway with the risk team.

You need a managing director or a direct line to credit.

If your board has a connection inside the bank, use it immediately.
