Job Title: Facility Manager
Location: Jabi, Abuja
Salary: N500,000
Role Summary
A luxury Real Estate/ Construction company is looking for a Facility Manager who will be responsible for the effective management, maintenance, and operation of buildings, equipment, and physical infrastructure to ensure a safe, functional, and cost-efficient environment for staff, tenants, or occupants.
Key Responsibilities
1. Facilities Operations & Maintenance
β’ Oversee day-to-day operations of buildings and facilities
β’ Ensure all mechanical, electrical, plumbing, and HVAC systems are functioning properly
β’ Coordinate preventive and corrective maintenance schedules
β’ Supervise repairs, renovations, and facility upgrades
2. Vendor & Contractor Management
β’ Source, negotiate, and manage service providers and contractors
β’ Ensure SLA (Service Level Agreements) compliance
β’ Monitor performance and quality of outsourced services (cleaning, security, waste management, etc.)
3. Health, Safety & Compliance
β’ Ensure compliance with health, safety, and environmental regulations
β’ Conduct regular safety inspections and risk assessments
β’ Implement emergency preparedness and evacuation procedures
4. Budget & Cost Control
β’ Prepare and manage facility budgets
β’ Track operational expenses and identify cost-saving opportunities
β’ Approve invoices and monitor vendor payments
5. Space & Asset Management
β’ Manage space allocation and utilization
β’ Maintain asset registers and lifecycle tracking
β’ Oversee furniture, fixtures, and equipment (FFE) management
6. Security & Access Control
β’ Oversee building security systems and personnel
β’ Ensure proper access control procedures are followed
β’ Handle incident reporting and resolution
7. Reporting & Administration
β’ Maintain maintenance logs and facility reports
β’ Provide regular performance reports to management
β’ Maintain documentation for audits and compliance checks
Required Skills & Competencies
β’ Strong knowledge of building systems (HVAC, electrical, plumbing, etc.)
β’ Vendor and contractor management skills
β’ Budgeting and cost control experience
β’ Strong problem-solving and crisis management ability
β’ Knowledge of health & safety regulations
β’ Good leadership and team supervision skills
β’ Excellent communication and organizational skills
Qualifications & Experience
β’ Bachelorβs degree in Facilities Management, Engineering, Estate Management, or related field
β’ 3β7+ years of experience in facility or property management
β’ Professional certifications (optional but advantageous): IFMA, BIFM, NEBOSH, COREN (for engineers)
β’ Experience managing commercial, residential, or mixed-use properties preferred
